Immigration housing assessment
The document
What is a Property Inspection Report for a UK visa?
A Property Inspection Report, also known as an Immigration Accommodation Report or housing report, is an independent professional assessment of a property confirming it is suitable for occupation and free from overcrowding.
It gives the Home Office and UK Visas and Immigration clear evidence that the proposed accommodation meets official housing standards: safe, habitable, and appropriate for the number of occupants.
The two names describe the same document. It is accepted under both titles for family, spouse, partner and settlement applications.
UKVI guidance states
“Obtain an independent assessment of the number of rooms and occupants of the proposed accommodation. A report from a qualified body certifying that a personal inspection has been carried out and providing details of the accommodation inspected is usually acceptable. The Entry Clearance officer must be satisfied that the accommodation will not become overcrowded as defined by the Housing Act 1985 and that it will not break public health regulations.”
Fully compliant with Home Office & UKVI standards
Statutory overcrowding checks
Detailed room size measurements and occupancy evaluations adhering directly to Housing Act 1985 (Parts IX & X) standards.
Health & safety evaluation
Comprehensive hazard assessment under the Housing Health and Safety Rating System (HHSRS), Housing Act 2004, confirming the property is free from category 1 hazards.
Independent certification
Official sign-off by ACIEH-qualified Environmental Health Practitioners, registered with the Chartered Institute of Environmental Health.
Photographic evidence
High-quality photographs of the interior, exterior and key areas of the dwelling, with applicant and sponsor verification.
What the report contains
- A description of the property
- Names of the sponsor and applicant
- Type of property, rented or owner-occupied
- Number and size of rooms
- Layout, occupancy and habitability
- Category 1 hazard statement (HHSRS)
- Overcrowding statement including the applicant
- Public health nuisance confirmation

Nationwide coverage
Remote property inspections across 100% of the UK
Local councils across Scotland, Wales, Northern Ireland and large parts of England have shut down or permanently suspended their visa housing inspection services, leaving thousands of applicants without a local option.
We close that gap with official, fully compliant remote desktop property inspection reports covering the entire United Kingdom. Every assessment, in person or remote, is conducted and verified by an ACIEH-certified Environmental Health Practitioner.
Are remote desktop reports accepted by UKVI?
Yes. UKVI guidelines require proof that the proposed accommodation meets statutory overcrowding limits under the Housing Act 1985 and health and safety standards under the Housing Act 2004. Our remote reports evidence both.

What our clients say
Client reviews
We aim to provide all our clients with a first-class outstanding service. Below are what a few of our clients have said about us.
My immigration lawyer recommended Edward Seager as the best person she knew to prepare the Home Office property report necessary to establish appropriate housing for my wife’s visa application. Edward was very supportive, extremely responsive and his fee was completely reasonable. I would have had no idea how to prepare such report but having him on my side made the misery of the visa process much less demanding. I would highly recommend this
First class service both in communication and the final document. I would highly recommend homewise if you need an immigration visa as they delivered exactly what we required in excellent time. Thank you for great customer service.
This is the second time in six months one has used the service’s of homewise. The speed, accuracy and most importantly the common courtesy of this fabulous company is invaluable. I heartily recommend this company to all.
I found this company to be very professional and informative for a procedure I had little prior knowledge of. Edward explained everything to me and made me feel comfortable throughout and the service was very efficient and quick. I would not hesitate to reccommend anyone to use their services
Edward contacted me and fully explained the process and it was all completed in a very timely fashion. He was very professional and I would not hesitate to recommend this company in the future
I would like to thank you for completing my property inspection report so quickly after me sending you the necessary documentation. Thank you for taking time out over the phone to thoroughly explain the background of your career and how you could help me, you made clear what I needed to send you and after that, I received my report in 1-2 days. I look forward to working together after in the future.
I had a fantastic experience with this service! The customer support was top-notch, and the quality of their products/services exceeded my expectations. I highly recommend them and will definitely be a returning customer. Thank you for the excellent service!
Mr Edward was outstanding, and the report was exactly what I was looking for. I was so pleased with the service I received from this business. I was very impressed with the quality of the housing report I received. Top notch professional I would recommend to someone looking for something similar

FAQs
Frequently asked questions
Everything applicants and solicitors most often ask about UK property inspection reports for immigration.
Still have a question? Ask usWhile not explicitly mandated for every single case, UKVI Appendix FM rules require applicants to prove that accommodation is “adequate” and won’t cause overcrowding or other category one hazards. Submitting an independent report from an ACIEH-certified Environmental Health Practitioner is the recognised standard for proving compliance to Home Office caseworkers.
There is no difference — a Property Inspection Report and an Immigration Accommodation Report are the exact same professional document, just referred to by different names depending on the context.
The report is commonly called an Immigration Accommodation Report because it is specifically used to prove to the Home Office and UKVI that the proposed accommodation is safe, suitable and free from overcrowding. This dual naming is widely recognised in the immigration sector, and our report is accepted under both titles for all family, spouse, partner and settlement visa applications.
Once you schedule your Immigration Accommodation Report with us, one of our ACIEH-qualified surveyors will attend the property in as little as 24 hours. We also offer remote processed reports for eligible properties where a full physical inspection may not be immediately required.
Our surveyor conducts a thorough assessment of the entire dwelling, including detailed room measurements, occupancy evaluation, safety and habitability checks, overcrowding calculations under the Housing Acts, and supporting photographic evidence. Your report is typically ready the next business day, with urgent same-day options available.
You can typically receive your completed report the very next business day after the inspection is carried out — usually within 24 hours. Once the on-site assessment is complete the report is written, quality-checked and delivered promptly. For urgent visa deadlines we also offer same-day and 24-hour express turnaround.
Once signed off by our Environmental Health Practitioner, your final report is delivered by email as a secure, high-resolution PDF, ready to upload directly to the UKVI visa portal. It is also printable if your solicitor needs a hard copy.
We do not post reports by default as it is not environmentally friendly. If you need a posted copy, a £9.99 fee applies.
We accept online bank transfer (UK Faster Payments), Wise for international transfers, international banking wire transfers, and credit or debit card payments over the phone.
We accommodate both UK and international clients. Once payment is confirmed we immediately proceed with scheduling your inspection and preparing your report.
Yes. We offer a fast-track same-day and 24-hour express service for urgent Immigration Accommodation Reports. Depending on your location we can often provide same-day or next-day inspection, remote processing for eligible properties, and rapid report preparation.

A UK visa Property Inspection Report is valid for up to 3 months from the date of issue, provided the document has been submitted to the Home Office.
Before submitting, most immigration solicitors recommend the report be no more than 28 days old, so your housing evidence aligns with financial documentation such as bank statements. If your submission is delayed past that window we provide free renewed reports inside the same visa cycle.
- Applicant’s personal details: full name, date of birth, sex, nationality and passport number
- Proof of accommodation: tenancy agreement or proof of ownership such as title deeds or a mortgage statement
- Occupant information: names and details of all current and proposed occupants, and landlord consent where applicable
- Sponsor details: full name, address and contact information of any sponsor named on the application
There are no specific rules in the Immigration Rules or Home Office guidance about who can provide these reports. They are usually prepared by estate agents, surveyors or immigration law experts with the experience to check properties against the standards.
We are a traceable independent consultancy, our assessor is registered with the Chartered Institute of Environmental Health and holds an MSc in Environmental Health, and we have extensive experience in immigration housing reports.
